Prefabricated bathrooms – insights into production and construction site operations
Terhalle Systembau supplied and installed a total of 22 prefabricated bathrooms for the new construction of the inclusive residential project in Aachen – spread over three floors with three precisely planned variants:
– 4 wheelchair-accessible units of 6.30 m² each with spacious 150×150 cm showers
– 2 compact bathrooms of 3.42 m² each with 90×90 cm showers
– 16 barrier-free units of 4.5 m² each, also with 90×90 cm showers
All modules were arranged on top of each other, which enabled ideal cable routing – both in terms of the installation and the sound insulation bearings, which were coordinated together with the team from Ripkens Wiesenkämper Ingenieure.
✔️ Sophisticated logistics and precise execution
The prefabricated bathrooms weighed between 3 and 4 tons per unit. A 6-ton crane was used for the construction site logistics, which covered the entire construction site and enabled the modules to be lifted in smoothly.
All the bathrooms were manufactured at the main plant in Ottenstein, where the eight finishing trades were able to install their work in parallel, regardless of the weather. Only three work steps were carried out on the construction site:
1. connection work by the same HLS and electrical teams that were already working in the factory – for a seamless warranty and interface
2. flocculation of the fourth perimeter wall incl. facing shell
3. installation of the interior doors – directly following the dismantling of the factory-secured construction doors, which were specifically intended for the construction site phase
✔️ Building with a system – down to the last detail
Precision was also required in the details:
The timber frame construction team set the surrounding walls with the utmost care in order to adhere exactly to the tolerance specifications. A specially made template was used to precisely measure the 100 mm thick pipework.
Another technical highlight: the cast funnels in the floor slab, which provided sufficient clearance for the pipe bends when inserting the wastewater pipes – a real advantage for installation efficiency.
