Basic determination

This is where the framework conditions of the building project are determined, such as the purpose of the building project, the user requirements and the site conditions.

Preliminary planning

In this phase, initial drafts are created based on the results of the basic assessment. Proposed solutions are developed and tested.

Design planning

Based on the preliminary planning, the final design is developed and detailed in this phase. Different variants are examined and evaluated.

Approval planning

In this phase, the necessary approval documents are prepared. All documents required for the approval of the building project are compiled, such as the building application, structural calculations, fire protection concept and building law certificates.

Implementation planning

All details and technical requirements of the construction project are recorded here in a comprehensive set of plans. This includes, in particular, the positioning and arrangement of the components and the execution details.

Preparation of the award

In this phase, service specifications are created in which all construction services are described in detail. Requests for proposals are sent out to potential contractors.

Participation in the awarding of contracts

In this phase, the architect or engineer assists the client in evaluating tenders and awarding contracts.

Object monitoring

During the construction phase, the architect or engineer monitors the implementation of the construction project. He checks whether the construction work is being carried out in accordance with the contract and documents the progress of construction.

Property management and documentation

Once the construction project has been completed, the construction work is documented and the construction project is accepted. The architect or engineer is also responsible for the supervision of the building after completion of the construction project and rectifies any defects.
